Job Description:
Our client is a leading independent UK company specializing in Building Energy Management Systems (BEMS) and intelligent building automation. In operation for over 20 years, the company designs, supplies, and installs state-of-the-art building management and control systems for some of the country’s most prominent properties. The client integrates advanced technologies such as artificial intelligence, IoT, data cabling, automated controls, and electrics to create smart, efficient, and resilient infrastructures.
The Construction Manager is responsible for supporting the Project Management (PM) team in delivering the scope of works across the project. The primary focus is to manage and support LEC (responsible for electrical installation, BMS full install, and containment), CNS, and PAFI Security subcontractor teams; ensuring they execute their work efficiently and in line with project delivery targets set by the Client and stakeholders.
The role requires close coordination with these teams to align daily activities with the construction program, including the generation of a four-week look-ahead, attendance at weekly program meetings, and proactive identification and escalation of delays or blockers.

Key responsibilities include: 
  • Ensuring all teams have up-to-date information, and approved documentation such as IO schedules, CE panel wiring diagrams, layout drawings, and equipment data sheets. 
  • Management of a change processes (e.g., incorporating latest mechanical plant information into BMS documents), and agreeing on labor levels to meet program targets. 
  • Organising daily briefings, oversees benchmarks and mock-ups, manages site logistics and material deliveries, and ensures timely provision of control devices and panels to support the program. 
  • Progress monitoring with site surveys, with detailed recording of reasons for non-progress and active mitigation of issues. 
  • On completion of works, scheduling and managing the de-snagging and handover processes, ensuring areas are QA-ready with complete documentation, and coordinating inspections and sign-offs with the onsite team.
  • Ensuring subcontractors prepare for electrical testing (with witnessing by relevant parties), provide marked-up record drawings, maintain daily attendance and safety records, complete access equipment checks, conduct weekly toolbox talks, and submit weekly health and safety returns. 
  • Attending monthly health and safety meetings, installation focus meetings for key project areas, and weekly project delivery review meetings. In the absence of the PM, the Construction Manager represents the Client at required meetings and provides support to the ECP project team and commissioning teams as needed.
Experience and Skills Required for Success                     
  • Substantial experience in construction management, particularly within electrical, BMS, containment, and security installation environments. 
  • A proven track record of managing subcontractor teams, coordinating with multiple stakeholders (including main contractors and consultants), and delivering complex projects to tight programs is essential. 
  • Experience with change management processes, quality assurance, and handover procedures is also critical.
  • Strong organizational and planning skills 
  • The ability to conduct detailed site surveys, accurately report progress, and proactively identify and resolve blockers is vital. 
  • Adept at maintaining rigorous health and safety standards, including the supervision of daily safety briefings, equipment checks, and compliance documentation.
  • Excellent communication and interpersonal skills 
  • Familiarity with construction drawings, wiring diagrams, and equipment data sheets is expected, along with the ability to interpret and communicate technical information clearly. 
  • Proactive, solution-focused approach, with the flexibility to support other project teams and step in for a PM as needed.
